SAND SECTION

The Sand Section is a very desirable area of the city because of its close proximity to the ocean. Due to the density of the homes in the Sand Section, the majority of homes do not have backyards as you will find in other areas of town such as the Hill, Tree and East Manhattan Sections. The Sand Section also has what we call walk streets, which are streets that do not allow traffic from cars; only from pedestrians. Walk streets south of town (4th – 10th) are flat while the walk streets north of town (15th - 20th) are usually on hills. The walk streets are also very desirable to many families and you will often find children playing in front of the homes during the day.

Homes which run along the sand line are considered to be on “The Strand”. These homes typically demand more money than most other homes in Manhattan Beach because they are the closest to the ocean and have unobstructed views.

North Manhattan is also part of the Sand Section; formally known as El Porto this section of town was renamed in recent years. North Manhattan starts on 38th and goes to 45th. Homes in this part of town are generally smaller because most homes are on half lots (30’x45’).

Homes are considered to be in the Gas Light Section if they are between 21st and 24th Street; Blanche and Grandview. You will notice gaslights on these streets; hence the name. The building codes in this section of town vary from other parts of town so new homes are usually smaller than Sand and Tree Section homes.

The Sand Section starts at Homer on the South and 45th on the North.
